Ordering property evaluation reports from the solicitor will add an extra £250-£300 fee to his / her services. And, the cost of the reports may reach up to £1250 – depending on the surveys you choose to order.

Finally, you should consider the possibility that the house you buy might require some renovations, or that you will need to order missing furniture  / equipment – all in all, the more money you have in the reserve, the better.

Electric wiring, heating and water supply system tend to deteriorate with time, and their replacement is pricy. So, make sure that the cost of the house is correlated to its actual condition.

When you take care of all the red tape, sign a purchase agreement, pay bank and solicitor fees, you should take some time to prepare the house for your move. There is no universal guide on how you should do that; but, to put it simply, you should make sure that the house is livable before you move in. What makes the house livable will depend on its condition, as well as on your lifestyle. In some cases, property may require water system replacement, in others – new bedroom furniture  set. Here, the choice is totally up to you.
