Even tenants or prospective tenants need to ensure that the facility is clean, safe and well maintained. So, whether you are a landlord furniture charged with inspecting units after renters leave, or a prospective tenant trying to find the perfect place to live, creating a rental property walk-through checklist can be a valuable tool to ensuring the property is up to your standards.
Oddly, though the purposes may seem to be juxtaposed, the two lists would not differ significantly. Both the landlord’s post-rental checklist and the prospective tenants pre-rental checklist would contain many of the same things. Some of the items on the list would be:
Building well maintained
Adequate lighting in parking lot and hall or stairways
Clean floors (carpets, tile) without stains, mold or other damage
Clean walls and ceilings
Exterior door and locks in good working order
Interior doors and cabinet doors operating efficiently
Appliances in good working order and clean
All items from previous renters removed and disposed of
Windows open and close properly and have secure childproof locks
Window covers (if supplied) provide privacy
Of course, the landlord will be trying to find problems caused by a previous renter. In addition, he/she will be inspecting areas of the property that probably wouldn’t interest the potential renter unless they were broken. The prospective tenant, on the other hand, will be looking to make sure al his or her wants are fulfilled by the facility. Sill, over all, the criteria for creating a rental property walk-through checklist is going to involve any details that either party needs to ensure that the unit is clean, safe and ready to receive a new tenant.
