An attractive career these days for many is property development, buying up houses, doing them up and then selling them on for a tidy profit (also known as flipping). Firstly, before you even spend any money whatsoever, you need to scout around to find the perfect location. It’s important that you find a house that’s in a desirable neighbourhood, as this will make it easier to sell on and for the right price.

Another key point to bear in mind is that while you’re sure to be happy to do a bit of remodelling, renovation and interior design work, you don’t want the project to become a millstone around your neck, one that costs you too much money. Look out for properties that are structurally sound, as the aim of the game is to the flip the house for maximum profit.

It’s also essential that you think about the interior work that will need doing. If your house needs to be rewired or the roof needs to be replaced, perhaps give it a miss – especially if it’s the first property you’re planning to flip. Instead, find one that just needs a few cosmetic changes like new carpets, wallpaper and new doors throughout. These are easily affordable and should increase the selling price of the property.

You’d also be wise to focus primarily on the kitchen, as this is often regarded by buyers as the most important room in the entire house. Before you invest in a property, take a good long hard look at the kitchen and try to work out just how much you’ll have to spend in order for it to appeal to prospective buyers later down the line.

After the kitchen, the bathroom would be the next part of the house to focus your attention on, since both these areas can be costly to do up and future buyers may not want to have a complete remodelling job on their hands.

As you complete jobs around the house, make a list as you go. Then you can show buyers, inspectors and agents just what you’ve had to do in order to bring the property up to scratch. If you replaced the hot water system, make sure you tell them. If you replaced all the windows in the property, this needs to be emphasised. When value is created, make sure you make a note of it and when the property is finally put on the market, make sure this information is freely available.
